Hello,

I hope you are well and had a great xmas and new year?

I was wondering if you may be able to help or give advice, my partner and myself completed out IVA in the middle of last year, got our cert November time.

We currently have a mortgage on our property with approx 82k left, the property is worth approx 87k.

It is a two bed property, our daughter is nearing the age where she has to have her own room rather than share with her brother, i was wondering what mortgages would be available to us if any.

Unfortuanlty a deposit has been impossible to save as we were paying everything we had to the IVA.

Any advice you could give would be most appriciated.

It would be difficult to get a mortgage so soon with a small deposit but speak with Shaun Vickery or Ryan who here as they would be experts in the field. It may be worth trying to get the mortgage balance down or save a bigger deposit and put a bit more daylight between the closure of the IVA and the new mortgage but one of the brokers will be able to advise better.

Just a suggestion ...would going into rented for a couple of years allow you time to build a deposit up for a mortgage? With only a potential £5k equity which would be needed for solicitors and moving costs not sure if any mortgage deals would be available ...Ryan would be able to give definitive advice.
