Your mortgage company will know of your IVA so will refuse anyway. Get a high street valuation rather than an online one. You do not have to say why you want it.

Thanks Kallis3, our IVA company have advised we ask for a drive by valuation and wondered if this was the same for others? we are very close to triggering the equity clause and would love it to go in our favour obviously!
If it is a close thing you want a decent valuation --- a drive by will not take account of the fact that your house has had no meaningful maintenance in the last 5 years.
My opinions are merely that .. opinions based on experience. Always seek professional advice.

Personally I got two online valuations (one from
Zoopla) and I just found some similar properties to mine that had sold in the last few years so they had a good reflection of what my house would probably be worth x
