This depends on where you are regarding the trigger value -- an estate agent looking to sell a property WILL over value to a) get you tempted onto their books and b) give them wriggle room to reduce the price for a sale.

To be honest it made no difference to us as we had a lot of equity but if you ask for a forced sale valuation it might help.

I had 2 local estate agents value my house, neither of them would give a written valuation without payment. There was roughly £12K difference between their valuations. The lower valuation took into account the work that needed done, the other just wanted me on the books. it can be worth paying for the valuation
It can be worth paying for the valuation if the equity is close to 5k.
In the end I used Zoopla valuation which was closer to the higher valuation but still showed I didn't have equity.
You could follow Lisa's suggestion. You don't have to take them up on the offer.
