Will a credit check for renting automatically fail ?

I am currently in my third year of IVA and am in rented property. My landlord has decided to not re rent the house as he wants it for his daughter. I am in the process of finding a new rented property, but am having trouble finding anyone who will accept me because of IVA. When a credit check is done, will this automatically FAIL due to IVA? The new landlord is considering accepting me as tenant but if I FAIL the credit check the letting agents wont be able to continue.

Ask your existing landlord for a reference which is much more important than what your credit file says. This will give the landlord the choice of accepting you or not.

IVA final payment left the bank on the 26th January 2013...looking forward to a debt free future.

As flodjy says it is vital to be upfront, and especially dont pay any application fees across before you have established that the landlord is comfortable with renting to you. It is also useful if you can meet the landlord - I have rented twice whilst in an IVA and when I moved to my current property the landlord showed me around as she was still living in the property - I decided to be upfront with her and said I was really interested but I would fail the formal credit check, but not to let that put her off - I had rented for 7 years in the local area, could provide landlords references, and importantly she could see I was a real and decent person, not just someone on the end of a tenancy application who had failed a credit check. They agreed to rent to me with no problems.

I did default on the rent a month later however..................only kidding!!! [:D]

I had a very similar problem earlier this year. I found that the large chains were difficult. So I focused on the small independent agents. I provided references from my old landlady up front ( 4 years of renting). And then when the offer was accepted n principle told them, but also told them my wife had a good credit rating and could they put the contract/ take references in her name only. I managed to do this. This was a huge worry at the time. Not sure what would have happened if i hadn't had perfect references from my past landlady.

I spoke to the landlord directly when I viewed the house. Told him the truth but showed him my references and gave him the number of my existing landlord to call if he wanted to. He then sorted it with the letting agency.
