How do I go about getting a home valuation ?

I disagree, Andy. Zoopla is a guesstimate at best, which averages out sales / asking prices over a whole range of properties, although, unlike some, it does use narrow location ranges.

Estate agents valuations, at least here in Somerset, still seem to be 10 - 15 % over the actual sales values ( which in real terms is the value . In the higher price ranges I have seen it up t0 20% adrift.
My opinions are merely that .. opinions based on experience. Always seek professional advice.

I don't find on-line valuations at all accurate - and therefore do not rely on them - especially for the purposes of confirming equity amounts.

The other site you could try is 'Our property' - it shows the recent sales in your area. I love it (as I'm nosy!!)

This isn't new with estate agents, i think some are lucky and others are not, i was going to be charged £100 for a written one so did my own research and sent in quite a lot of supporting evidence that my house had depreciated, then was told by my IVA provider that it didn't matter as they would do an online search and they would've paid for the valuation out of my iva pot! Pollyann i'd speak with your IVA provider and see if they will pay the fee or will accept other evidence, good luck. x

I just told them I wanted to sell my house as soon as and they were soon out and couldn't get in quick enough, maybe geographically things are different?
IVA final payment left the bank on the 26th January 2013...looking forward to a debt free future.

I think it is the fact that you want something in writing that is the problem - at least it is in our area. They seem very happy to come out and give you a verbal valuation, but as soon as you ask for it in writing, they become suspicious that it is not really the sale that you want but the piece of paper, and so charge accordingly.

It must depend on the area you live in. Can't see why either a letter or an email would hurt them.

A whole sales pack was sent to me and when it was sent I did ring them out of courtesy and say I've decided not to proceed at the minute but gave them permission to keep my details as I may want to sell at some later point.
