I have now just about got all the information over to Gareth that he requires. There remains 2 questions which I would appreciate you advise on.
1.I have an Estate Agent coming to my home this week. How do I approach the subject of a Forced Sale Valuation. One of my concerns is that we have quite a lot of jobs that need completed on the house and I think the Estate Agent might think it strange that ayone would contemplate advertising a house for sale when there are so many works that remain as WIP.
2.We are trying to draft out our Statement. I feel that it should really open with an apology to my/our creditors for allowing ourselves to get into this situation which in turn now leaves them in a position where they will have to consider either a lower Divvy or possibly nothing if we had to go BR. Does the statement form part of the proposal and if so will the creditors then consider that any such statement as being facetious.

Hi Needout, I have a feeling Melanie won't be long so just to say I'm with Melanie and a good choice of IP you've made.

Forced sale valuation, could you just say you're moving away with work and need to sell a.s.a.p and can't wait for the right buyer you just need to sell. My house sounds similar to yours with lots of unfinished jobs.

I would put whatever you feel in the statement and if you feel an apology is required then do so. Tell them you're looking at repaying as much as you can hence why an IVA is favourable to you in contrast to Bankruptcy where possibly nothing would be paid to a creditor. You're on the right lines and I'll leave it now for Melanie to advise professionally.
IVA final payment left the bank on the 26th January 2013...looking forward to a debt free future.

Just explain to the agent that for personal reasons you are needing to sell the house quickly. No needc to be fibbing unduly.

No need to apologise either for the debts - if you can just give me the facts, then I can weave the appropriate word around this for you.
