Thats positive news then. 50% is a very big deposit! we could push to 20% so a long way off. however the iva will not be on file. was just very concerned that companies specialising in these areas told me they couldnt help until 4 years from iva completion and 6 years from iva completion!

Yes it will be on her record still even though she did a full and final. She only had the 50% deposit due to an inheritance.

Hi - a whole of market broker will be more helpful than approaching the lenders individually. They should also be able to let you know which ones don't ask the dreaded "have you ever been insolvent" question. Good luck X

Sorry....been off-line for a day or two. Yes it was a 50%deposit raised via an inheritance....we were told by the broker that there were only two lenders currently that would help us an but both woul have high interest rates for a couple of years .... We will then be considered for a 'normal' rate mortgage.... High rate is 9%! But it still works out to be cheaper than our rent is and leaves us with re IVA equivalent each month still to do it up over time!

No news on survey report yet but not expecting anything... Went again to the house last night with inlaws to measure up for a few bits and it felt just the same !!!!

Exciting - but must admit i hate this bit, that uncertain bit - until you start to get bits of paper to sign and commit to you cant not plan to far in advance for anything ! Reason why i ask Luluj is sometimes they ring to go through the survey with you - then at least you know what to expect when the paper copy comes through :-)
