It is worth explaining to your IP how much you are struggling? they may reduce your payments? you never know

Supergert you should disregard that valuation and obtain another. When you ring, ask for a forced sale valuation and when the valuer turns up explain your situation. You are not asking them to tell lies just to give a worst case scenario. Trust me it works.

worth asking for another valuation but getting it down from £40k equity to less than £10k might be difficult.

Do you have any third party who could gift you a F&F settlement?

I wouldn't always assume that there is too much equity in your property ,my own valuation with the same agent was £220.000 for a normal sale and £155.000 for a forced sale .Marcus

Thanks for all the advice. TBH the estate agent was a typical salesman and I didn't believe a word he said! I have been looking up houses for sale around here and keeping an eye on online valuations, and they are nowhere near the price he reckoned our house was worth. We have another couple of agents coming at the weekend and just going to be upfront and say that we need a forced sale valuation. Not nice having to be judged but at the end of the day they will never see me again
