Do estate agents do a free written valuation or do you have to pay ?

We coming up to month 54 so need a valuation on property. We have looked at zoopla & no way is our house valued that high. Do estate agents do a free written valuation or do you have to pay

People often ask agents to do a valuation on the premise that they are moving, however, this will result in a valuation higher than the real value ( agents will value high to tempt you to place the property on the market with them and to allow for negotiating room ).

This is all well and good as long as the valuation gives equity well in excess of any de minimis amount. It it is close to the de minimis, paying for a proper valuation could save you a years payments.

Some firms, like McCambridge Duffy will allow you to take the valuation fee out of your monthly payment.

Hi, I asked an estate agent to come around and told him I needed a superfast sale (white lie I know), he emailed me sales pack within a few days PDF so I forwarded it to my IP and it was accepted. I then had to tell the Estate Agent I had a change in circumstance. If you're comfie doing that I can see no harm.
IVA final payment left the bank on the 26th January 2013...looking forward to a debt free future.

We had 2 local estate agents round - both gave valuations below the £5000 equity level (without being asked for a forced sale valuation) & confirmed in writing, never heard from them afterwards

We had two agents round - told them both we were considering a fast move and just needed a fair accurate price. They took into account the structural work needed on the house and I just asked them to email me the quote along with their sales info which they were happy to do. No charges.
