thanks tina, but still living on a tight budget the iva ex money going into a saving pot...i will wait until the 6th year before doing any mortgage searching, at leat the wont see any sign of an iva...oh yes they will ask but at least they wont see how much and any defaults must give me a bette standing as have the right to buy with at least the new government £75,000 towards it, but i heard it still maybe a bit tricky

Bear in mind that some lenders keep records beyond the six years.

You'd be better off trying a whole of market broker - it may be that you pay more interest but at least you're on the housing ladder.

HARPIC i will sure bear that in mind ..i kinda expect that to happen but lets see what transpires next year, should add some money to it also
