Fletch - Without knowing a full picture on your circumstances i cannot say 'yes' for definite, but i can say i have helped a number of people in the same position over the last 6mths obtain mortgages.
I would need to see copies of your credit files from both Experian and Equifax, and some details on your incomes and expenditure.

Matrix - Don't want to be negative, but be careful when trying to obtain mortgages directly with lenders. The staff at these places do not understand what an IVA is, all they do is say yes it is possible, then send it to head office, who again have no idea, and it then comes back 6 weeks later as a no. This has happened to a number of my clients recently by Lloyds. You should seek an independent adviser who knows how to deal with this.

That's not good. Still in the savings stage at the moment for a deposit but will need to look into this a little further, especially as Halifax was one of my creditors in the IVA and as such had concerns about this with Lloyds TSB

Matrix, there are other lenders out there who will look at this. So don't be too down hearted.

Thank you Ryan, I am saving up over the next 4 years a similar amount to what I paid across into my IVA which was substantial.
I've committed to saving with them now after what they told me giving me false hope, they have however looked after me throughout my IVA, may be by then they might look at it, but if not I may look you up then.

Matrix, not sure on your circumstances, but once the IVA is settled, off your credit file ie 6yrs from date it was registered, we have been able to obtain mortgages for people with only 10% deposits

Ryan - thats fantastic news. For my own circumstances, will it help my cause if I apply 4 years post IVA start/completion that I am not in a monthly IVA? Mine was a lump sum arrangment, so my IVA was started and completed Jan 2009. Will it help me that I am not paying monthly IVA payments or will I basically be treated exactly the same, ie that I have an IVA still on my credit file?

Your circumstances are a bit different, but the standard with lenders is to consiuder people who have settled their IVA after 3yrs, not 4.
Paying monthly or full and final really does not matter.

Hi Ryan, sorry, just so I am clear, if the standard is 3 years, that would mean I would be considered now if I had a big enough deposit?? And how much would the deposit need to be percentage wise at this stage? I'm guessing 10% -15% wouldnt cut it regardless of salary level and employment etc?

After the iva is complete and off the credit file and you've built some history can you just go down the normal route? You used to get asked on the paperwork but surely they cannot do any searches for recent iva's as technically they shouldnt be allowed to.... (I currently have a NRAM mortgage with the unsecure bit separated).
I know a lot of people here have said they'd answer the paperwork honestly but im not convinced they have a legal right to know about an iva if its completed, but i know i probably could be wrong on this though.
