hi i am considering giving up the house and renting, i plan to rent before giving up house so repossesion does not show of report but i have a very bad credit history i wonder what the chances are of passing credit checks with letting agency. no ccjs but lots of missed and late payments. have looked into private renting nothing avalable in my area. thanks.

I was in the same situation, I had no equity, but i sold the house, and i could not find an house in the local are to rent privatley so i moved in to a different area so i could rent privatley.
no matter how bad money gets, theirs stll alot more important things in life

Hi, Have you tried to rent through ads in the local papers as most of them dont do credit checks. I have rented 2 flats in the passed and it was a case of giving them the deposit and first months rent in return for the keys. Moved in both flats the days after seeing them.

hi yes have looked in local paper but there nothing there so letting agency seems only option but dont think we would pass credit checks thanks x

Don't be put off by the letting agency route, not all agencies perform credit checks - be honest with them, explain that you don't have the best credit record - it may require a couple of months rent up front. I had been in an IVA for almost 12 months - when a check was made - no adverse credit was found !!! Not all people will use experian/equifax etc.

I used an agency, but went in and saw them to explain my situation. They weren't familiar with an IVA, but accepted my explanation that a credit check would be 'bad' so they agreed to let me the property and didn't even bother with the credit check. Interestingly, as the credit check cost formed part of their fee, they even agreed to knock that cost off. Admittedly. I did give them 3 months rent in advance...

Hi
I would think that letting agencies will not subscribe to credit checks that look at payment history.They will just be looking for CCJs,defaults,bankruptcy etc.
You may find that you will be accepted

I'd just like to add as well - if you have a problem with a credit check or your employment status you can ask someone to be a guarantor for you - as long as they can prove they have the income to cover it you should be accepted.

I would suggest that you try a letting agency that also does finance - Im an undischarged bankrupt ( went BR july 07 ) and have been accepted by a letting agency, having been totally upfront with them, shown all the details etc .. its not impossible [:)]
They reckon that Im solid bet as I have got my finances under control and am making all my committments , mortgage ( until now ), IPA etc

The same with us and they were supporting as we were very honest with them. Infact believe it or not they see it quite a lot.
They do like to see a good rental deposit as well!
Talking to our agents over Christmas they also told me to strengthen our position to pay by standing order and to keep bank statements so that we can use them for references and proof of payment which strengthens our credit position as well.
