Sam,

I'm sure the OR ignores the first £5k equity...someone will correct me if I'm wrong. I'll see if I can find the leaflet relating to it.

I tell you what, imagine if you could make £20k profit out of a fence....this time next year you'd be a millionaire [:D]

The low value is around £2,000 generally, but costs of sale should also be taken into account. Dig in on this Sam and let them commence possession proceedings if they need to, as I cannot see the DJ in Cardiff making a possession order with such low value.

Many thanks everyone. I certainly won't give this up without a fight!!! I'll submit my valuation (if and when I get it in writing) and see what they say. If they still claim that I have substantial equity then all I can say is Wales must be the only place in the country where house prices go up during a recession - so come on everyone - move here!!

I'm in Wales too but my hiuse has gone down in value [:(]....its def the fence thats doing it [:D]

All joking aside, its shocking that the OR can get a valuation so wrong and a good warning to others!
