Finally done!! Mortgage advice please

So we’re done, we got our completion certificate whoooo! I know it will take time for credit references to update etc but we’re desperate to buy a house. Fortunately we have a family member that will gift us our deposit. I know there’s been mention of brokers on here before, particularly Ryan, I’ve tried his company not specifically him but getting conflicting information.
I just want to see if it’s now possible to get a mortgage or do we have to wait until it’s been discharged for a few years etc!
Can someone point me in the right direction of best mortgage broker to assist? Please!

Well done on being finally debt free. Ryan is the best person to speak to in my opinion as he has helped so many on here. Our other expert, Shaun Vickery seems to have disappeared. Otherwise you should try a whole of market broker but I have no idea of any of those companies. Sorry I can't help you further.

What conflicting advice are you getting ? I know that the mortgage market, as a whole, is in a state of turmoil at the moment, with lenders changing goalposts as the current cost of living / interest rate crisis is up one day and down the next, with lenders changing criteria and products accordingly.
Apparently Ryan had a lender, a few months ago, willing to lend to IVA'ers as soon as they were discharged from the IVA -- but that lender has put a hold on applications at the moment. My own thoughts would be to wait awhile as the interest rates will not only affect the cost of mortgages, but also the cost of houses ... prices may drop as demand falls.

Apparently house prices are falling so it might be a good idea to wait.
