Guarantor help

Little help needed please. My son has applied to rent aflat. I think he is going to need a guarantor.I am post IVA there is no trace on any of my credit files my score on noddle is 5 out of 5. 17 positives. No negatives.989 on Equifax scoring is just below excellent. Im 2.5 years post IVA I have a capital one and vanquish card all being paid in full. It's asking on the form if I have ever been in an IVA I don't want my son to find out. My bank account is very healthy. Savings etc still a casminder account.What do you suggest. If I tick no is it going to come back I really donot want to let my son down. Thanks for reading

If it asks "have you ever ....." I would have to advise you to answer truthfully. Whether there is anyway for them to find out the actual situation is debateable -- things do have a habit of coming out of the woodwork. A few years ago I would have said if it doesn't show on your credit files it shouldn't be discovered ....but, knowing PPI claims firms seem to be able to go back beyond the usual 6 years lifespan of the records I would guess there are other ways and means out there. I wouldn't be surprised if there aren't operators archiving records and offering archival searches but don't actually know of any.

Just a thought ..... those in IVA's often get around credit fails by offering a larger deposit or rent up front. Is there any way you could get around the need for a guarantor ( if it arises) by funding deposit / rent (possibly by you taking out a loan) ? Not ideal, but, as I say ... just a thought.

The issue is he doesn't have any credit history. They may accept him on his own due to salary etc. Do all lanlords.estate agents do credit checks?

Most agents do (and charge for the privilege) ... most private landlords don't (although some do use a subscription service to do it for them).

Landlord Hub appear to be able to go back more than 6 years as well.

Thanks Foggy I took your advice and was upfront. They are going to suggest the six months up front. I do hope he gets it. He has set his heart on this and I would hate to see him disappointed because I was unable to be a guarantor. Fingers crossed for tom
