Hi Everyone,
I was discharged from my IVA in January 2011. Therefore in theory and fingers crossed it should drop off my credit file in January 2012. My partner and I are looking to get a mortgage next year and I was wondering what the chances are of us getting a mortgage. We have 10% deposit but I have been told that I would most likely need something like 40%. Which is impossible. My partners parents say they would go guarantor for us but I'm not sure if anywhere offers that kind of mortgage now. I'm really looking for some hope as everyone I talk to bastically says we have no chance. Or maybe there are some banks that only ask whether you have ever been declared bankrupt and don't ask about IVA's?

Hi and well done on completion it might be worth talking to the forum member above, he has helped others, not sure about the criteria for a deposit but will do no harm to have a chat. All the best. x

Talk to a whole of market broker and see what they say. A larger deposit is likely to be needed.

I think Ryan is a whole of market broker - I know he's done wonders for several posters from here.

I would much rather go with someone recommended to me than take a chance on finding someone myself, especially when it comes to something as important as a mortgage.

Ryan will be very upfront and honest and give advice that does not purely benefit his company - it will be the right advice for the customer !
Ryan has helped many forum members this year in achieving mortgages both renewals and new mortgages...he will offer advice and support that will mean something to the customer.

Agreed! He has been very helpful to previous posters and if we have recommendations on here about him, why not send the business his way!
It's great to see that people who have completed IVA's etc are able to get mortgages and gives hope to others.

There are people not ever in iva with clear Credit files and can't get home loans...and in 2013 as you may have heard the FSA will introduce stringent criteria to assess affordability.
Now 40% as a deposit isn't typical criteria!.There are 95% mortgage out here but then only a select few will qualify. I would be fed up!

Thankfully there are some brokers out there who can help with mortgages, whether you have an IVA or not.

Nomoremoney, why do you have to be so cynical every time you post? As Jan has said there are brokers out there who can help so I would say to anyone hoping to get a mortgage, don't give up.
