I wonder whether the landladies insurance company should be paying for you to stay somewhere else while they are sorting things out?

Another update. Bad luck again yesterday...hit a pothole in new car that replaced car that went wrong. Limped to garage in car with tyre smelling of buring. I have snapped the coil spring and it's going to be £90 to fix. Having it done on Monday. All flooring has now been ripped out of the house and we have drying equipment in. British Gas were included in our IVA and they have still to change accounts over, we have chased, our IP has chased. I got a letter this morning saying they will take action in 5 days, guess it's computer generated but ho hum. Drying equipment won't work if we are disconnected....although I think it will be ok and yet still nothing from the landlady. It could be worse though, my son's best friend is due to undergo a kidney transplant at the end of January and at 17 years old I imagine that must be very scary. Whenever I feel a bit low I just think of him and how his Mum must be feeling. There really is nothing more important than your health and the health of those that you love, even if sometimes stuff happens that drags you down.

Hi. Take a photograph of the pothole and send this with a copy of the garage bill to the local highways department. They are resposible for ensuring the roads are safe and should put right the damage and the cost to you. It doesn't always produce results, but worth a stamp.

If it was me I would threaten to take them to the small claims court if they didn't pay up -- but, to be honest, with everything else you have going on, it's a battle you won't want to lumber yourself with, I think.

Agree with foggy that you should put the onus back on the council or highways department and claim for the repairs.

Glad repairs are going on ok with the house but not good with BG. I'd get the IP to have a go at them again.

Sorry to hear about your sons friend - I hope his operation goes ok and he's fighting fit again soon.

Further update. Drying Company out yesterday, house moisture levels dropped from 100 per cent to 70 per cent within the last month (can't believe it's almost a month since the flood!). However they have to be between 12 to 16 per cent before any rebuilding so it's going to be a while yet. At least it means that the leak has well and truly been stopped now.

Sounds a bit more positive but it's disgusting that you have had to live in those conditions for this long!!!

Thanks Jan and Lesley. I know, we really don't have a choice, I have looked at other rental properties but without a Guarantor or such a large deposit we are completely stuck. It was devastating to see everything we owned downstairs taken away to be condemned. I know that insurance is good but I liked what little we had!

Regarding my sons friend he is in now in hospital and the transplant takes place on Thursday. We are all so concerned for him and his family. He posted a pic of himself on FB from his hospital bed as he was having dialysis. I find his courage and bravery outstanding and although my son is frightened for his friend we are all thinking of him positively.

Hope things start to move a bit quicker.

As for sons friends op,while there are things that can go wrong,he is in the best of hands and this op will be live changing.

I see lots of dialysis patients through work and just the chance at a replacement op is all that keeps them dragging themselves into hospital 3 times a week for 4-6 hours at a time.

Fingers crossed for him. It puts other things truly into perspective.
